We built the thing
we kept wishing existed.

TitleBridge started as an internal tool at a title operation that was losing hours a day to the same six questions. It turned out everyone else had the same problem.

The origin

A processor, a phone, and forty interruptions

The pattern is the same in every title office we've sat in. The file is progressing fine. Qualia knows exactly where it stands. But only the people inside Qualia can see that — so every broker, loan officer, and buyer who wants an update has exactly one option: ask a human.

So the phone rings. A processor stops what they're doing, alt-tabs into Qualia, reads a status out loud, and goes back to work — until the next one. Multiply two minutes by every open file and every party on it, and you've built a full-time job out of reading a screen to people who could have read it themselves.

Nobody chose that job. It accumulated. And the fix was never "hire another coordinator" — it was making the status visible in the place the rest of the deal already lived.

That place was Salesforce. So we built a bridge, watched a branch's inbound status requests fall through the floor in the first month, and realized the tool was the product.

How we build

Four opinions we don't intend to soften.

01 · restraint

Hold as little as possible

We're a hosted service, so order data does rest on our systems — which is exactly why we filter it first. Borrower identity, property addresses, loan amounts, and the curative report never reach our database at all; they're fetched live from Qualia when someone authorised asks to see them, and discarded. A breach of us should expose milestones and dates, not liens and divorce decrees.

02 · restraint

One direction, on purpose

We read from Qualia and write to Salesforce. Never the reverse. Two-way sync sounds generous right up until the afternoon a Salesforce edit quietly overwrites the record of truth on a file that's about to fund. Qualia stays authoritative. We're a window, not a second source.

03 · fit

Your schema, not ours

Every title org names things differently, and the custom fields your team built over five years encode real decisions. A tool that demands you rename them to match its idea of a schema is charging you for the privilege of being wrong. Map to what you already have.

04 · candour

Nothing fails quietly

An integration that hides its failures is worse than no integration, because you'll trust it. Every write is logged with its before, its after, and its outcome. Everything that exhausts its retries raises an alert. If we can't sync something, you'll know before a broker does.

What we measure

One number,
and it isn't uptime.

Plenty of integrations can prove they moved records. That's table stakes, not value. The only measurement that means anything here is whether your team's day got quieter — so we ask every customer for their inbound status-request count before go-live, and again a month after.

If that number hasn't moved, the integration didn't work, however green the dashboard is.

  • Time to first live order — measured in minutes, not implementation weeks
  • Silent failures — a target of zero, enforced by alerting on every exhausted retry
  • Sync latency — under five seconds from Qualia change to visible in Salesforce

    One branch, live

    We stand up a single tenant, map your fields, dry-run it, and go live on one office. Small blast radius, real data, honest results.

    Make it visible

    Syncing is half the job. We help you put status where brokers and clients will actually find it — page layouts, an Experience Cloud view, a self-serve report.

  • Week four

    Count the difference

    We compare inbound status requests against your baseline. That conversation decides the rollout — and it's a conversation about your numbers, not ours.

Boundaries

What TitleBridge won't do

Being clear about the edges saves everyone a discovery call:

  • We won't write into Qualia. Ever. Read-only is a design decision, not a roadmap gap.
  • We won't sync documents or attachments — status and structured fields only.
  • We won't delete Salesforce records. A removed Qualia order gets flagged for a human, not actioned.
  • We won't store borrower NPI. The sensitive half of a title file is filtered out before it reaches our database, by an allowlist that drops anything new by default.
  • We won't replace Qualia or Salesforce. If a tool is pitching you a third system of record, it isn't us.

What's left is narrow on purpose: move status where the deal can see it, reliably, and get out of the way.
